It is important to find an experienced full time realtor, since there are many changes in laws and situations and many of those situations can occur in the home buying transactions. They must have the experience to deal with it for you and with you. Advice on which lender to use to get the best loan, to if the Oil tank in the ground will affect my purchase.
Should I use the real estate agent whose name I see on the sign at the home I am looking at?
The agent who's name is on the sign in the yard represents the seller of the home. If you use them, they become a dual agent, but still represent the seller. Wouldn't you like separate representation? Would you accept the opponents attorney in a lawsuit? Probably not!
